OakPoint was engaged to evaluate build-to-suit or reconfiguration options in the CBD and West End sub-markets versus renewing in Waller’s existing location.
Our process created tremendous negotiating leverage for Waller that resulted in a complex lease renewal deal. The transaction involved a significant reconfiguration of Waller’s space in its existing premises and negotiating construction of a subterranean parking garage for approximately 450 car parks at a cost of over $10 million. Without construction of the garage, the law firm would have relocated to the West End submarket, resulting in a loss of 300 jobs in CBD. The entire 14 year lease term was valued at over $84 million.
