Site sits near Stocking 51, addresses Centennial and 51st

A large-scale property located at the commercial epicenter of The Nations has hit the market for an undisclosed sum.
The property spans 3.19 acres and fronts Centennial Boulevard/Louisiana Avenue, 51st Avenue North and Tennessee Avenue. Because it does not include either the site home to the building at the southeast corner of the intersection or a triangular piece addressing Centennial, the parcel offers a very distinctive shape with 10 points.
The two owners of the West Nashville property are individuals who are not real estate investors or developers, according to Jeremiah Pyron, an advisor with Nashville-based OakPoint Real Estate who is co-listing the property with colleague Trent Yates.
“You won’t find a better opportunity for a 'corner, main-and-main property’ in one of the hottest and fastest-growing areas in Nashville,” Pyron said.
"Even though we are in the early stages of the process, we already are in preliminary discussion with developers and are receiving a lot of interest,” he added.
The parcel has an address of 1300 51st Ave. N. Located across Centennial is Stocking 51, home to Frothy Monkey and Nicky's Coal Fired Pizza, among other retailers and office tenants. In addition, the massive mixed-use Silo Bend is underway about three blocks to the west on Centennial.
The property is zoned "commercial service," which allows strong flexibility for redevelopment.
Currently, P&S Transportation operates from the site. Marketing materials note the property could be ready for redevelopment in early 2019.
